  • Unlike most developers, our company is made up entirely of architects and designers living locally to the areas we develop in. This combination of professional expertise and community connection allows us to see potential where others might see constraints. While many developers focus purely on profit, our approach balances commercial value with design integrity - creating homes that people genuinely want to live in and live alongside, while ensuring you achieve the best possible return. Each of our schemes is individually designed, sustainable, and sensitive to local character and context.

  • Concerns around traffic, noise, and parking are completely understandable, and they’re issues we consider from the very beginning of any project.

    Traffic:
    For every development, we assess expected vehicle movements and work with transport specialists to ensure any increase is minimal. This includes encouraging sustainable travel options, creating safe pedestrian links, and aligning proposals with local transport policies to reduce dependency on private cars.

    Parking:
    We plan appropriate on-site parking for each scheme to avoid overspill into nearby streets, and we incorporate features such as cycle storage and support for shared-mobility options to further reduce parking demand.

    Noise:
    We follow strict construction management practices to control noise and disruption during the build. Once a development is complete, its layout, landscaping, and boundary treatments are all designed to maintain a respectful relationship with neighbouring properties.

    Across all projects, our goal is to ensure new development integrates smoothly with the surrounding area and does not place unnecessary pressure on existing neighbourhoods.   • An option agreement is a contract giving a us (the buyer) the exclusive right, but not the obligation, to purchase your property within a specific time frame and at a pre-agreed price.

  • Officially it should take 8 weeks for small schemes, and 13 weeks for large schemes.

    In reality, the process normally takes longer, due to a range of reasons including: awaiting feedback from consultants / departments within the council, the need for additional information, and planning officer availability.
